Heaton Homes is a family-owned and operated real estate firm that acquires, owns, invests in, and manages single-family residences and small- and medium-sized multifamily properties across New England. The Rhode Island-based company was started because the owners, Spencer Grassie (founder) and his father Charles “Chip” Grassie Jr. (co-founder), noticed a lack of quality, reasonably priced rental housing in the region geared towards working-class individuals and families.
Our purpose is to provide the key missing ingredient in the market: middle-ground housing options. This is a crucial alternative to overpriced luxury apartments and low-quality rentals. Heaton Homes intends to provide apartment homes offering comfort, security, and stability for the largely overlooked working class.

Spencer Grassie
Spencer Grassie is responsible for sourcing deals, negotiating contracts, leasing, and raising capital. With his father, Spencer rehabilitates houses and manages Heaton Homes’ properties.
Spencer has a background in corporate real estate and real estate valuations including multifamily, residential, and commercial properties. He has helped corporate occupiers, such as large regional banks, optimize their real estate footprints by cutting occupancy costs, reducing square footage, and future-proofing store locations.
Spencer is a Licensed Real Estate Broker in Rhode Island and Massachusetts. He is a member of several real estate-related organizations in the Greater Boston and Providence areas such as Urban Land Institute Boston/New England’s Young Leaders Group (YLG) program, the Real Estate Finance Association (REFA), and Rhode Island Real Estate Investors Group (RIREIG). He also is a graduate of College Leadership Rhode Island’s 2015 Class.
When not working or talking about real estate, Spencer enjoys spending time with his family and friends, restoring his high school car, a 1987 Chevrolet Caprice Classic, playing basketball, and reading.
Spencer graduated from Providence College in 2017 with a Bachelor of Science in Business Management, a minor in Finance, and a concentration in Portuguese.

Charles “Chip” Grassie Jr.
Charles “Chip” Grassie Jr. is a hardworking, family-oriented professional with a hands-on approach. A home inspector by trade, Chip has extensive knowledge about residential and commercial properties. He puts his strengths to use by conducting physical property inspections, rehabilitating houses, and co-managing Heaton Homes’ real estate portfolio.
Chip is also the owner-operator of Cornerstone Home Inspection with over 25 years of experience conducting home inspections in Rhode Island and Southeastern Massachusetts. Chip is a member of the American Society of Home Inspectors (ASHI) and of the National Environmental Health Association Radon Proficiency Program (NEHA-NRPP). He holds both a radon license and a Home Inspection License.
When Chip is not busy working, he enjoys spending time with his family, fixing and racing cars, as well as playing basketball.
